Application Criteria

1. Applications can be submitted online at:

2. Applications can be submitted in person at 1103 E. Clark Ave #A Santa

Maria CA 93455

3. Application fee is $50 per application, per adult. All adults 18 and over

must fill out an application

4. All occupants must be listed on the application with their DOB

5. Applications are processed in the order they are received. If your application is not processed the application fee is refundable. There will be a $5 processing charge upon refund.

6. Only fully completed applications will be processed. The following items are

required:

a. Income Verification (2 most recent pay stubs or most recent bank statement

or most recent tax returns)

b. Income minimum of 2.5-3 times the rent

c. Must have at least 1-year verifiable rental history

d. Must have good credit. We use a FICO matrix and scoring system.

e. A co-signer may be used if agreeable with the property owner. The co-signer will need meet of the above criteria

7. Once approved, a deposit will be paid to hold the property until move in date

8. All tenants are required to carry Renters Insurance.

9. All animals (Pets, Emotional Support, or Service Animals) will require addition

insurance to cover the animal

10. All animals (Pets, Emotional Support, or Service Animals) will require up to date vaccine records and licenses. These will need to be updated yearly.
